30 minutes to Zurich HB: where can you still find affordable apartments?
Working in Zurich does not necessarily mean paying Zurich city rents. Lenzburg, Aarau, Brugg, Baden, Bülach, Wetzikon and Winterthur all have fast connections of roughly 30 minutes or less to Zurich HB, while current rent indicators show substantially lower price levels than in the city of Zurich.
In brief
Looking only at rail travel time reveals several surprisingly well-connected alternatives around Zurich. Lenzburg, Aarau and Brugg stand out: current apartment-rent indicators are around CHF 292–297 per m² per year, compared with about CHF 493 in Zurich. For a standardised 80 m² comparison, that equates to roughly CHF 1,950–1,980 per month rather than about CHF 3,287 in Zurich.[1][2]

Why the 30-minute radius is worth considering
Zurich city remains one of Switzerland's tightest housing markets. In 2025 its vacancy rate was only around 0.10%, while the Canton of Zurich as a whole fell to 0.48%. At the same time, advertised rents across Switzerland were 2.5% higher in June 2026 than a year earlier.[11][12]
For commuters, this makes a different perspective useful: the decisive factor is not the cantonal border or straight-line distance, but the actual journey time to work. If home and workplace are both close to stations, parts of Aargau or the Zurich Oberland can be surprisingly competitive.
How the comparison was made
The comparison focuses on places with fast rail connections of around 30 minutes or less to Zurich HB. Rent levels use the published average annual apartment rent per square metre for July 2026. A standardised 80 m² model is added to make the magnitude easier to compare.
This is not a ranking of individual listings. An older 80 m² apartment may be much cheaper, while a new-build next to the station may be significantly more expensive. Rooms, age, energy standard, balcony, parking and micro-location all matter.
“Affordable” therefore means comparatively cheaper than Zurich city while retaining fast access to Zurich HB, not necessarily cheap by Swiss standards.

The 80 m² figures are standardised comparison values calculated from published average annual rent per m². They are not actual listing rents. Rail times are station-to-station values for typical fast connections, not door-to-door commuting times.
1. Lenzburg: strongest price/time compromise
Lenzburg stands out strongly. Its current apartment-rent indicator is about CHF 292 per m² per year. For 80 m², that works out to roughly CHF 1,947 per month — about 41% below the Zurich reference.
Fast direct trains reach Zurich HB in around 19 minutes, producing one of the strongest combinations of travel time and rent level in this comparison.[2][5]
2. Aarau: a cantonal capital within commuting distance
Aarau is geographically farther away but fast long-distance trains can cover the trip in about 24 minutes, with many direct services around or below 30 minutes.
The current rent indicator is about CHF 296 per m² per year, equivalent to roughly CHF 1,973 per month for the 80 m² model — around 40% below Zurich.[3][6]
As a cantonal capital, Aarau also offers its own employment, schools, shopping and cultural life.
3. Brugg: low rent indicator and direct trains
Brugg sits in almost the same price group as Aarau and Lenzburg, at roughly CHF 297 per m² per year. The 80 m² model comes to around CHF 1,980 per month.
Direct trains typically reach Zurich HB in about 24–26 minutes, making Brugg particularly interesting for commuters seeking a large rent difference without exceeding half an hour on the train.[4][7]
4. Baden: very short journey, but somewhat pricier
Baden is much closer: fast trains take roughly 15–16 minutes to Zurich HB. That makes it one of the easiest alternatives for frequent commuters.
At around CHF 340 per m² per year, the rent indicator is higher than in Lenzburg, Aarau or Brugg but still clearly below Zurich. The 80 m² model is about CHF 2,267 per month, roughly 31% below Zurich.[8][17]
5. Bülach: quick to Zurich and still cheaper
Bülach combines proximity to the Zurich labour market with a lower rent level. The fastest trains take around 17 minutes; depending on the service, 20–25 minutes is common.
The annual apartment-rent indicator is about CHF 336 per m², equivalent to around CHF 2,240 per month in the 80 m² model.[9][18]
6. Wetzikon: lower prices in the Zurich Oberland
Wetzikon is attractive for commuters from the Zurich Oberland. Direct trains typically take about 20–21 minutes to Zurich HB and run frequently.
At around CHF 338 per m² per year, its rent indicator is similar to Bülach and Baden. The 80 m² model is roughly CHF 2,253 per month.[10][19]
7. Winterthur: more city for less rent
Winterthur is no longer a hidden bargain, and rents have risen there too. Nevertheless, the gap to Zurich remains meaningful. The current indicator is around CHF 357 per m² per year, or approximately CHF 2,380 per month in the 80 m² model.
Fast services can reach Zurich HB in around 20 minutes, while many journeys are closer to 25 minutes. The very high service frequency is another advantage.[13][20]
Dietikon and Affoltern: closer does not always mean cheaper
The shortest train journey does not always produce the biggest rent saving. Dietikon can be reached in roughly 10–12 minutes, but its current rent indicator is about CHF 366 per m² per year. Affoltern am Albis takes roughly 27–28 minutes and is around CHF 372 per m².[14][15][21][22]
This is why looking beyond the Canton of Zurich can pay off. The Baden–Brugg–Lenzburg–Aarau corridor can offer competitive travel times despite being geographically farther away.
Rent is not the whole calculation
A lower rent only helps if the total household calculation still works. Commuters should compare transport costs, access time to the station, municipal taxes, health-insurance premium region, parking, childcare and the effect of home-office days.
Compare the full cost
- public-transport pass
- door-to-door commuting time
- municipal/cantonal taxes
- health-insurance premium region
- parking or car costs
- childcare and school routes
- number of office days per week
How commuters can search more efficiently
- Search several rail corridors rather than only one canton.
- Give extra weight to apartments within walking distance of the station.
- Create parallel search alerts for Lenzburg, Aarau, Brugg, Baden, Bülach, Wetzikon and Winterthur.
- Compare gross rent, not only net rent.
- Check your actual commuting connection at your normal work time.
- Include home-office days when calculating transport costs.
- Keep the application dossier ready to submit.

Conclusion
Accepting up to roughly 30 minutes on the train greatly expands the housing market around Zurich. In the current comparison, Lenzburg, Aarau and Brugg show the largest calculated rent gap versus Zurich, while Baden combines a very short 15–16 minute journey with a lower rent level.
Bülach, Wetzikon and Winterthur are attractive options within the Canton of Zurich. Dietikon and Affoltern am Albis show that being closer does not automatically create the biggest saving.
For the final decision, the door-to-door calculation matters: rent, ancillary costs, station access, public transport, taxes and everyday needs should be considered together.
